Boththecombinedeffectofariseindemandandfallinsupplycausedamutuallyreinforcingeffectontheriseinequilibriumrentalprice,causingrentalpricestosoarintheUS. 1
ThesoarinrentalpricesintheUScanalsobeattributedbytheconceptsofpriceelasticityofdemand(PED)andpriceelasticityofsupply(PES). Demandforhousingispriceinelastic(PED<1)asitisabroadlydefinedgoodthatlacksclosesubstitutes. Demandcurveisrelativelysteeperandtheriseinpricewill causealessthanproportionatefallinquantitydemanded.Hencealargerriseinequilibriumrentalpriceisneededtocleartheshortagegiventhefallinsupplyofhousing. Supply of housing is price inelastic (PES<1) asit hasalongconstructionperiodthat isfurthermoredelayedduetosupplychaindisruptions.Supplycurveisrelativelysteepandtheriseinpricewillcausealessthanproportionateriseinquantitysupplied.Hencealargerriseinequilibriumrentalpriceisneededtocleartheshortagegiventheriseindemandforhousing. Hence,giventhatbothdemandandsupplyofhousingispriceinelastic,therewillbealargeriseinequilibriumrentalpricetocleartheshortage,causingrentalpricestosoarintheUS.
